Property Description: Major California homebuilder hires Aquatech Consultancy, Inc. to perform spot-checking on various home projects to check the integrity of the window installations within their cement plaster and wood sided homes. The sample project pictures noted here are typical of the process where a home is randomly selected and most all windows within the selected home are tested during the stage of the building paper installation, prior to installation of finishes. ASTM E1105 performance water tests are initiated by creating a negative pressure chamber on the interior framing behind the windows. The chamber is depressurized and monitored to meet the design pressure requirements for water infiltration resistance as established by the builder and designer. The primary focus of the testing is at the interface of the window and the adjacent flashing and building paper. Based on the results of this testing, ACI has provided further recommendations for window integrations, which this builder is instituting on all projects. ACI still comes out to current projects and performs spot checking as requested, but the success rates for window tests that pass are greater now than during the initial involvement in 2002.

Project Description: Evaluated all previously demolished deck and overhangs to walls, where previous water entry occurred, causing water damages to the interior and wall framing. We provided services to a general contractor on this single family residence located in Incline Village, Nevada a short distance from Lake Tahoe shoreline. Our office prepared details and material recommendations for waterproofing of replacement deck systems, along with recommendations for flashing components between the walls and decks.

Building to building interface problems.

 

 

 

Project Description: Performed claims evaluation for insurance company on Pacific Heights residence in San Francisco. The smaller house, originally built during the turn of the 20th century, was re-roofed in 1997 without any problems following roof system replacement. The house on the left side of the insured’s residence was torn down and reconstructed at a much higher height than previously. The zero lot line conditions, which are typical in San Francisco, created a condition where the sloped roof was now confined against the side of the taller structure. Water entry occurred following completion of the taller structure. Water was trapped between the two structures and entered in through the roof system that was replaced in 1997. Aquatech Consultancy, Inc. provided an evaluation report with recommendations for correction to the reconstruction of the valley created between the two structures.
